What if I still have a mortgage, back taxes or a lien on the house?
That’s normal. At closing the title company pays off the mortgage and any liens from the purchase price and sends you the balance. If what’s owed is close to or more than the house is worth, tell us early — sometimes there are options, and we’ll be honest if there aren’t.
The process
Do you need to see the house before making an offer?
Usually one of us stops by for 15–20 minutes, and you don’t need to clean or stage anything. If a visit isn’t practical — you live out of state, say — photos or a video call work fine. You’ll have your written offer within 24 hours either way.
Who handles the closing?
