Do I have to move out before closing?

Who is the title company, and why does it matter?
Every sale closes through a licensed Wisconsin title company that we don’t own. It holds the purchase money, verifies the title is clear, records the deed with the county and pays you. That neutral third party is your protection — no legitimate cash buyer will ask you to sign a deed or take money outside of closing.
What if the house has a mortgage, back taxes or a lien?
